Historically providing the location of most town activity, the importance of market
town centres to town and hinterland residents has diminished, leaving many
vulnerable to decline and their contemporary relevance questioned. In terms of
retail and many leisure activities, the functionality of market towns has declined as
mobile populations have looked to larger urban areas for a more ‘modern’ service
based on larger retail/leisure units. Within the towns themselves, activity has been
decentralized away from their centres to retail and industrial areas often on the
outskirts of town.

Obviously Mac had this in mind.
A most interesting observation, you seem to be suggesting Mac's lyrics reveal a paean to the market town centres of lore, or even the more recently lost corner shops and the sense of community and social interaction borne from regular visits to the aforementioned establishments. Indeed, much has been lost as out of town super, not to mention hyper, markets and sundry DIY stores have increasingly torn the hearts out of our town and city centres by offereing a myriad of services and products in their one-stop faceless, souless, carbuncles. On the other hand, it rhymes with 'down' which is always a plus.
